Manchester’s most sustainable building reaches practical completion

29th May 2019

FORE Partnership – the pan-European transformational real estate investment firm – has reached practical completion of its Grade A office building Windmill Green, located on Mount Street in the heart of Manchester’s city centre.

The scheme has made a name for itself as the most sustainable building in Manchester, boasting a BREEAM “Outstanding” rating, state-of-the-art innovative solar PV panels, Manchester’s first scooter fleet for tenants, and an expansive living wall to help neutralise carbon emissions and improve health and wellbeing.

It is the first BREEAM Outstanding multi-let office in Manchester.

Basil Demeroutis, Managing Partner of FORE, said: “We are very pleased to reach this important milestone, three years after purchasing what was a derelict building.  This legacy from another time has now been turned into the most relevant and engaging workspace in the city.

“The scheme’s offering is unlike anything else on the market currently in Manchester, and we have been extremely pleased with the attention it has attracted from high calibre occupiers – who share a common philosophy of being part of something bigger.”

Architect tp bennett led on the building design, which includes a rooftop terrace with its own apiary and sweeping views over the city, as well as living walls made up of thousands of individual plants and bespoke ultra energy-efficient LED lighting.

Demeroutis added: “The team has worked hard to create a space which is ultra-sustainable and high-spec, but which also encourages creativity, collaboration, and a sense of community.  We are excited to now be able to showcase this to the market.”

The building is strategically located next to St. Peter’s Square in the city centre, close to public transport links and significant local amenity.

In addition to the BREEAM rating, it has also secured a WiredScore “Platinum” certification, reflecting the excellence of its digital infrastructure and firmly cementing the building as one of the most connected in the country.

FORE expects the building to receive Well accreditation in due course.

Agents Knight Frank and Lambert Smith Hampton are marketing the building on behalf of FORE.

John Levy of agents LSH said: “Windmill Green has been designed to energise and inspire, and we are excited to welcome occupiers to the scheme to experience that first-hand.  Companies are looking for much more than desk space nowadays.

“As working life continues to evolve, we are seeing many more aspects come into play when selecting office space.  Windmill Green provides all that any modern occupier may need, and we are continuing advanced discussions with a number of interested tenants.”
